Navigating Global Capital & Local Law

Light is not merely a utility; it is the invisible narrative that shapes how we experience space. At our firm, we approach lighting design as a fundamental architectural element—an interplay of shadow, texture, and brilliance that transforms structures into immersive environments.

Inter-Jurisdictional Expertise

For international institutional investors, family offices, and private developers, entering a foreign real estate market introduces a multi-layered matrix of risk. Success depends entirely on how effectively you navigate the complex intersection where local property laws, strict regional zoning compliance, and sophisticated foreign capital structures collide.

01
Specialized Local Counsel
+ -

We coordinate with trusted local independent attorneys who possess deep, region-specific institutional knowledge regarding municipal zoning, forestry borders, and shoreline restrictions.

02
International Tax & Corporate Structure Experts
+ -

Through external corporate legal associates, we help clients establish secure local entities, navigate double-taxation treaties, and structure inbound capital safely.

03
Pre-Notarial Due Diligence
+ -

Our team, alongside external title attorneys, conducts exhaustive searches of land registries and mortgage bureaus to guarantee clean titles before any contract reaches the notary's desk.

Inbound capital requires more than just an open bank account; it demands structural alignment. True investment security is achieved only when foreign capital structures are meticulously engineered to match the rigid realities of local property law.

Strategic Asset Due Diligence

Before capital is deployed or architectural concepts are finalized, an exhaustive legal and technical audit is essential to isolate risk. We conduct deep-dive asset investigations that look beyond basic title deeds to uncover hidden liabilities, encumbrances, or structural zoning changes that could impact future development.

Our Collaborative Framework

By establishing robust legal frameworks early, we protect foreign entities from unexpected tax liabilities, shifting local zoning mandates, and compliance bottlenecks. This meticulous oversight guarantees that your investment remains resilient, legally sound, and structurally optimized throughout its entire operational lifecycle.

Step 1:

Sunionian checks title of the property

+ -

Our lawyers thoroughly check the continuance of the title deeds in order to confirm that the property is not claimed by anyone (banks, individuals, the state etc.) and that the seller is indeed the owner of the property without anyone else interfering with his ownership. If there are any legal claims on the property they are examined to determine whether they are obstacles that can be transcended or whether they can impede the sale (in which case the payment received as part of the purchase price is reimbursed to the client, or any other way indicated by the attorney).

step 2:

Ensure the financial status of the seller

+ -

Furthermore, our lawyers research the financial status of the seller to confirm that they do not have any debts pending that may affect the sale or the property. The seller’s identity is investigated through the Tax Office and the property details through the Municipality as well as the Insurance, Electric, and Hydro companies. Once all the above have been approved, we represent the client during the contract signing (final or any pre-contracts, payoffs, solution of solvencies etc.) and any necessary final steps afterwards, namely, delegating the contract to the accountant in order for him to make the tax declaration and inform the utility companies about the change of ownership.

step 3:

Our attorneys undertake any interchange of the client with the banks

+ -

Our attorneys undertake any interchange of the client with the banks.

Finally, our attorneys take care of all the client’s banking issues, including opening new accounts (mandatory for financial transactions in Greece), delivering all necessary documents, obtaining passbooks, and registering for web-banking services.

During the entire process our lawyers, as per a signed power of attorney, represent the client with all procedural matters (courts, government, notary, accounting offices, etc.) while constantly updating him on the progress.
